How to contract management
If you are a building that has not previously had a manager or a building that has previously had another company as a manager, these are the steps required to contract management with the manager of the Trokutan agency:
- Fill in and send the Building Management
Offer form on our website - Our employees will contact you in order to go through all the necessary items of the building management offer together, and agree with the co-owners and representatives on the amount of the property management and maintenance fees, but also the possible savings in building maintenance.
- Trokutan will send you an offer for building management together with a signature list.
- The co-owners elect the president of the co-owner, and if desired, the deputy representative of the co-owner (optional).
- The co-owners in the building sign the form/decision, and submit it to the manager of Trokutan after collecting the signatures, which make up 51% of the building area. Most of the co-owners are those who have the most usable building (apartments, business premises garages ...)
- After signing the decision/form of the majority of the co-owners, you should submit the form to Trokutan in person or by mail to the address: Koparska 60, 52100 Pula.
- The manager of Trokutan then prepares a management contract and an inter-ownership agreement, which are signed by the representative and the co-owners of the building.
- Moreover, the authorized representative of a notary public certifies the management contract, and the building manager opens account in the bank building. With us, each building has its own common reserve account for the building. We run the business separately for each building!
- Your job ends here. All further actions related to the takeover are performed by Trokutan.
